Need a property valuation?

We provide professional valuations for apartments, houses, land, and commercial properties.

Property Valuations

RK AMIS provides professional property valuations for a wide range of purposes, especially for inheritance proceedings where notaries require them. Whether you need to value an apartment, family house, recreational cabin, land or commercial property, our team draws on years of experience in real estate, property management and especially knowledge of the current market. The output is a written professional valuation of the property's market value suitable for inheritance proceedings, determining the current price, sale, purchase or co-ownership settlement.

What can a property valuation be used for?

  • Inheritance proceedings: Providing an expert opinion on the market value of a property as of a specific date for the purposes of inheritance proceedings. A valuation can therefore also be prepared retrospectively as of the date of the deceased's death, if required by the administrative proceedings.
  • Sale or purchase of property: Serves as a basis for price negotiations between the parties.
  • Co-ownership settlement: Fair division of shares when terminating joint ownership.

One of the key areas of our work is valuations intended directly for inheritance proceedings. We prepare valuations of apartments, family houses, land and recreational properties that serve as documentation for notarial records, equal division of inheritance and communication with the probate court.

The final document contains precise identification of the property, a description of its condition, location, use and comparison with similar properties sold in the given time and place. Everything is prepared in accordance with applicable regulations and using specialised valuation methods and with regard to the specifics of inheritance proceedings.

How does the valuation process work?

01

Contact and instructions (by phone, email, or online form)

Send us basic information about the property: type, address, ideally the title deed (LV), the reference date, name of the deceased, name of the client, and any other relevant details.

02

Document analysis

We review the available documents, identify missing information and request additional materials if needed. For more complex cases, we conduct an on-site inspection to verify the property's condition, especially for atypical or larger properties.

03

Market analysis

Using specialised software (Valuo), we compare similar sold properties based on location, condition and current market situation to determine the usual market price of your property.

04

Valuation output

We prepare an electronic professional valuation of the property's market value, signed and stamped, suitable for use in inheritance proceedings to establish the property's value. For an additional fee, we also send a printed version via Czech Post.

What documents are needed?

For the most accurate valuation, we appreciate the following information. However, if something is missing, we can obtain the necessary details from public sources, paid databases, or by agreement with you.

  • Property address: exact location including building number.
  • Property type: apartment, family house, land, recreational property, commercial space.
  • Basic details: area, layout, number of floors, year of construction, condition.
  • Title deed (LV): if you don't have one, we can obtain it from the cadastral register for a fee.
  • Available documentation: photographs, floor plans, renovation permits, lease agreements or other relevant legal documents.
  • Purpose of the valuation

If you're not sure what we need, simply contact us — write or call. We'll guide you through the requirements step by step.

Frequently asked questions

How long does it take to prepare a valuation?

A standard valuation is prepared within 2 business days from the delivery of all documents. For more complex cases (large properties, missing documents), the timeframe may be longer, but we will always inform you of the expected deadline in advance.

Do I need to visit the property in person?

In most cases, the documentation and information you provide is sufficient. An on-site visit is only necessary for particularly complex cases or if required by the purpose of the valuation (e.g. structural-technical analysis). We decide on the need for a visit individually after reviewing the documents.

Can I use the valuation for a bank loan?

No, banks have their own procedures and methods for determining property value.

Do you also value land and forests?

Yes, we value building plots, agricultural land, forest land, meadows, pastures and commercial land.

Is the valuation suitable for inheritance proceedings with a notary?

Yes, the professional market value valuation we prepare is commonly used by notaries and courts for inheritance proceedings, property settlement and determining inheritance shares. However, it always depends on the specific court commissioner – notary whether they accept it.
